Jumeirah Islands
Jumeirah Islands is one of Dubai’s premiere residential addresses.
Launched in 2003 and completed 3 years later, Jumeirah Islands (JI) has 50 islands with a total of 736 luxury residential villas. Each Island has 16 villas.According to the developer, about 75% of the total project area is utilized for water-bodies and open spaces which is one of the highest ratios of any community in Dubai. After a long wait, Jumeirah Islands finally got its own clubhouse in 2011 which is located near the Mansions. The recreational facilities are a gymnasium, aerobics studio, sauna & steam room, luxuriously sized & temperature controlled lagoon pool, sundeck facing the lake and children’s outdoor play area.
Buyers have the option of choosing between 4 and 5 bedroom villas. Prices vary depending mainly on the location and style of the villa. While most of the properties get a lake view, the type of view and which part of the lake it faces heavily impacts on the price that the seller will demand. It is estimated that more than 30% of the properties have been modified internally by home-owners and this also impacts value.
Property Types
There are three main types of villas: Entertainment Foyer, Garden Hall and Master View. The first two are four bedrooms and the Master View units are 5 bedroom villas. Plot sizes of these three property types ranges from 8,600 sq. ft. to 14,000 sq. ft. The villa facades come in distinct architectural designs – Islamic, European, Oasis, Venetian, Costa-del-Sol and Mediterranean.
In addition, Nakheel launched a separate enclave in Jumeirah Islands called the Mansions which are a total of thirty-one 5 bedroom villas with built up areas of close to 8,500 sq. ft.
Jumeirah Islands Townhouses
In July 2013, Nakheel launched 4 bedroom townhouses and a large community center to be developed over the next three years. The community center to be called Jumeirah Islands Park features a supermarket and other retail including fitness center, restaurants and beverage outlet. This center will enhance Jumeirah Islands as currently there is no retail within the community and most residents have to rely on retail areas in Jumeirah Lake Towers and nearby Meadows.
