ALAND FZE is not a selling real estate broker or agent unless explicitly stated in a separate written agreement and where permitted by applicable local regulations.
The company’s licensed activities include, but are not limited to:
- Real estate consultancy
- Commercial brokerage and intermediary services
- Digital marketing and advertising
- Online platforms facilitating introductions and transactions
- Advisory, analytical, and referral services
2. Role of the A.Land Platform
A.Land operates as a digital platform that:
- Publishes real estate opportunities supplied by third parties
- Provides market analysis, investment guidance, and project insights
- Facilitates structured introductions between buyers, developers, and authorized sellers
- Supports developers and partners through marketing, content, and lead-generation services
3. Source of Listings and Information
Property listings, prices, availability, images, documents, and descriptions published on A.Land are:
- Provided by developers, property owners, or authorized agents
- Not independently verified by ALAND FZE unless expressly stated otherwise in writing
4. Verification Framework (Transparency by Design)
To promote transparency and informed decision-making, A.Land applies a tiered verification framework:
Tier 0 – Unverified Listing
- Information supplied directly by a third party
- No document checks performed by ALAND FZE
- Buyer must conduct full independent due diligence
Tier 1 – Document-Reviewed Listing
- Basic documentation reviewed for consistency (e.g., developer profile, project references, publicly available permits where applicable)
- Review does not constitute legal, financial, or regulatory certification
Tier 2 – Partner-Verified Listing
- Listing published under a contractual relationship with the developer or authorized entity
- Developer or partner confirms key project details in writing
- Transaction executed directly between buyer and licensed seller

5. Buyer Due Diligence Responsibility
All users and prospective buyers are solely responsible for:
- Verifying ownership, title, permits, and regulatory approvals
- Confirming pricing, availability, payment terms, and completion timelines
- Engaging independent legal, tax, and professional advisors
- Ensuring compliance with local laws in the jurisdiction of the property
6. Conflicts of Interest & Independence
Where ALAND FZE has a commercial, consultancy, or marketing relationship with a developer or project, such relationships may be disclosed on the platform.
These relationships do not alter:
- The buyer’s obligation to perform due diligence
- The independent legal status of all transaction parties
7. Data Protection & Platform Integrity
ALAND FZE applies reasonable administrative and technical measures to protect platform integrity and user data in line with applicable data protection principles.
All third-party content remains the responsibility of the submitting party.
8. Regulatory Alignment
ALAND FZE operates in alignment with:
- UAE Free Zone regulations
- Applicable international compliance standards for digital platforms
- Local real estate laws in jurisdictions where listings are published, to the extent applicable to a consultancy and intermediary platform
9. License Verification
ALAND FZE’s business license is electronically issued by Sharjah Publishing City Free Zone Authority and is verifiable via the official authority portal using the QR code displayed on the website and official documents.
10. Policy Updates
This policy may be updated periodically to reflect regulatory developments, operational changes, or enhanced verification practices. The most recent version will always be published on the A.Land website.
