Tenant obligations in Dubai as stipulated under Rental Law

Every Dubai renter who abides by this rental rule is required to fulfill these six obligations. They risk having their rental property evicted if they don't follow these rules.
What is the renting law in Dubai?
Law No. twenty-six of 2007 governs rentals in Dubai and regulates communications between renters and landlords in the Emirates. The law indicates specific guidelines that tenants and landlords must both follow. More precisely, both tenants and landlords are required to abide by six guidelines under Dubai's leasing legislation.
Which six regulations govern rentals in Dubai?
These six rental laws, which are based on the Emirates of Dubai's rental legislation, apply to both landlords and tenants. Tenants may be evicted from the property if they break any of these restrictions.
Ensuring that the rental property is properly maintained by paying the rent on time
Tenants shall pay rent on the date specified by Article (19). Payment in full for the agreed-upon amount is required. Additionally, it is their responsibility to keep the property in good condition throughout their visit without modifying it without permission from their landlord.
Depositing for protection
A security deposit, which will be refunded, is required of tenants by Article (20) at the commencement of the lease. Returning the property to the tenant in the same state as when the lease was signed
Tenants are required under Article (21), to return the real estate to the owner in the same state that they found it during their rental.
Fulfilling any applicable governmental taxes or fees
Tenants are required by Article (22) to pay taxes and levies to the appropriate government departments and agencies.
When turning over the rental property, do not make any alterations to it
Tenants are not permitted to take down any modifications or alterations placed on the property they are renting, even if they were made by them unless both parties have consented otherwise by Article (23).
No property subletting without the landlord's consent
Tenants for the apartments, duplexes, or penthouses for rent in Dubai are prohibited by Article (24), from renting out any more rooms or the full property to third parties without the landlord's express written permission.
